Mary-Ann Schmidt
Mary-Ann Schmidt, NHCR-89 is a certified residential appraiser working in the Lakes Region and White Mountain regions of New Hampshire. Her appraisal career began in April 1986 in Merrimack NH where she began training in the real estate market both in appraisal practice and real estate brokerage. She has held a real estate broker's license since 1988 and was in the first class of licensed appraisers in the state in 1991. In August 1991 Mary-Ann earned her SRA designation from the Appraisal Institute. After that she concentrated more on brokerage than appraisal practice - having been a partner in one the areas' first exclusive buyer agency real estate offices - Buyer's Edge Real Estate. Until 1998 Mary-Ann concentrated her real estate brokerage and appraisal practice to the southern tier of New Hampshire.
After vacationing in the Lakes Region and enjoying winter sports in the White Mountain Region, Mary-Ann and her family decided to transition to the Lakes Region, settling in Moultonborough. In this four season resort area, it's very enjoyable to work where you play! She's established Ranjewel Appraisals - the appraisal business since 2000. Also a practcing associate broker at the Bean Group, Mary-Ann's access to buyers and sellers of real estate brings a unique perspective into the real estate appraisal practice. Appraisals rely mainly on past sales and data, but also requires the appraiser to forecast and trend the future. When one sees how buyers and sellers react to the market prices and properties first hand, trending becomes more precise and less vague. As a result of the additional input that she receives from working in the marketplace, the appraisal can be written better with the most current and up-to-date conditions, trends and reactions to each individual sub-market. The result is an overall more comprehensive and valuable report.
Mary-Ann has been a past member of NAIFA (the National Association of Independent Fee Appraisers) for the last several years. She has served in the capacity of Vice President of the New Hampshire Chapter. She also served as the acting President of the local chapter from mid 2006 through 2008. She is a member of the Lakes Region Board of Realtors since 2000. .
Mary-Ann is a graduate of Cornell University where she earned a Bachelor of Science degree in Agricultural Economics. She has worked in sales and management for the first part of her career after college with Liberty Mutual Insurance, ITEK Graphics, McKesson Drug Company and Wesley-Jessen, Inc. This second half of her career is in real estate. Besides the two businesses that she manages, she also owns investment property in the area. Mary-Ann, her husband Steve, her two children and their dog enjoy all four seasons in the Lakes Region.
